Huge warehouse deal headed to DFW Airport

More than 1-million-square-foot lease will fill the new Trammell Crow building.

A huge shipping hub that has just landed at DFW International Airport is one of the biggest industrial deals in North Texas this year.

Uline, a Wisconsin-based distributor of shipping, industrial and packaging materials across North America, is leasing almost 1.2 million square feet of warehouse space at the southeast corner of DFW Airport.

Uline will move into the distribution building at 2600 Rental Car Drive in Irving in Trammell Crow Co.’s Passport Park development.

The building is a project of the Crow Co. and partner CBRE Global Investors.

Uline’s new operation will take up more than half of the four-building Passport Park project.

The company has had a smaller distribution center in Coppell for almost a decade, and Uline will occupy the new DFW Airport location in May 2021.

“Our continued strong growth and ever-expanding product offering has required additional space to meet our goal of no backorders and same-day shipping,” Jim Henegar, Texas operations manager for Uline, said in a statement. “Uline is always hiring and offers great benefits, so remaining close to our current location was very important to us.

“We did not want to lose any of our outstanding employees or increase their commute,” he said. “We were able to achieve all of this at Passport Park.”

Uline has other operations in Chicago, Atlanta, Los Angeles, Minneapolis, New York, Philadelphia and Seattle.

Started in 2018, Passport Park is more than 80% leased with the Uline transaction.

“We are looking forward to completing this building for Uline and to wrapping up construction on the additional three buildings at Passport Park in the next few months,” Crow principal Jake Marks said.

The 130-acre industrial park is built on land leased from DFW Airport.

“The Passport Park Uline lease is an important milestone for us,” said Jerome Nichols of CBRE Global Inventors. “Our continued conviction in the development of modern space that meets the changing needs of new economy users is proving out. We are looking forward to continuing this strategy into the new cycle.”

The Uline lease is just the latest in a string of big warehouse transactions at DFW Airport.

Recent leases by AmeriPac, Legendzway Distribution, Heritage Auctions and Union Supply Group have gobbled up millions of square feet of industrial buildings near the airport.

So far in 2020, businesses have net leased more than 16 million square feet of North Texas warehouse and distribution space.

And more than 23 million square feet of additional warehouses are under construction in the D-FW area.
